Booking holiday homes and apartments
Acceptance of the booking is subject to the availability of the apartment and/or holiday home at the time the written request is received and to payment of an advance as a deposit. The booking is completed only when Mediterranea Domus sends the final booking confirmation letter by fax and/or e-mail.
Booking confirmation
To confirm their booking the customer must pay, within the terms and in the manner indicated in the confirmation letter, a deposit equal to 30% of the agreed price for the stay; the balance must be paid on the day of arrival, on handover of the keys.
The agreed price is understood to include, besides the rent of the furnished and equipped apartment and/or holiday home, the following services: reception from 12:00 to 18:00; electricity; water; gas; as well as any other service expressly indicated in the letter confirming availability.
Cancellation by the customer
The customer may cancel the booking if the cancellation reaches Mediterranea Domus in writing within 15 days of the day planned for arrival. In that case the deposit paid will be retained by Mediterranea Domus and the cancelling customer may be replaced by another person, subject to written notice to Mediterranea Domus.
After 24 hours from a failure to arrive, and in the absence of any notice reaching the owner, the rental will be deemed definitively terminated. The customer will not be entitled to any refund in the event of voluntary interruption of the stay and consequent early departure.
Cancellations and changes
In the event of cancellation, even if not confirmed in writing, the customer will not be entitled to a refund of the deposit paid. The cancelling customer may be replaced by another person, subject to written notice to Mediterranea Domus. Changes of period or accommodation are considered cancellations and therefore do not entitle the customer to the return of the deposit.
Cancellation by Mediterranea Domus
Should it not be possible, for reasons beyond its control or due to force majeure, to make the booked apartment and/or holiday home available to the customer, Mediterranea Domus reserves the right to propose to the customer an alternative solution appropriate to the standard of the original booking. If the customer does not wish to accept the alternative proposed, every commitment will be terminated and the deposit and any balance paid by the customer will be returned to them; nothing further may be claimed from Mediterranea Domus.
Length of rental
Unless specific arrangements have been made, the minimum length of rental is generally one week, from Saturday to Saturday, between 12:00 and 18:00 on the first day of stay and 9:00 on the day of departure. Any change to the days and times of arrival and departure must be agreed in advance with Mediterranea Domus and is subject to its acceptance. No refund is due if the customer departs early or arrives late.
Handover and return of the accommodation
The apartments and/or holiday homes are handed over from 12:00 to 18:00 (exceptionally by 20:00) on the first day of stay and must be returned no later than 9:00 on the day of departure. At the customer’s request and, subject to the operational needs of Mediterranea Domus, handover and return outside the stated times may be agreed.
On arrival the guest will present an identity document, sign the contract and the documents needed for their registration, pay the security deposit (the amount of which will have been indicated in advance in the confirmation letter) and any other sum that may be due and, at the same time, the meters of any utilities not included in the agreed price will be read.
During the stay the guest will agree with Mediterranea Domus the actual time of return, at which the utilities and the condition of the accommodation on return will be checked, the security deposit will be refunded, after deducting any damage caused to the accommodation, and the keys will be handed back.
Number of guests
The number of guests (adults and children) may not exceed the number declared at the time of booking and in any case may not exceed the number of beds provided for each unit, on pain of termination of the agreement and/or contract with the consequent loss of the deposit and/or sums paid as penalty and security deposit. Mediterranea Domus may therefore refuse entry to any excess persons, reserving the right to check from time to time the actual number of people using the accommodation.
Pets
Guests must also state when booking any pets travelling with them, indicating the number and size. Animals will be admitted only in accommodation marked “Pets allowed”. In any case the customer is obliged to supervise any pets taken into the common areas within the properties.
Cleaning and maintenance
Mediterranea Domus hands over the apartments and/or holiday homes to its guests clean, in perfect working order and provided with all the equipment and accessories in a quantity suited to the number of guests received, as agreed in advance and confirmed in the booking confirmation letter.
Guests must return the accommodation in a condition that can be cleaned in a few hours. By way of example but not limitation, guests must not leave the kitchen untidy with dishes to be washed and must not leave rubbish, even if collected in containers.
The staff of Mediterranea Domus and/or its representative have free access to the rented accommodation to verify how it is used, to check the systems and to carry out any necessary maintenance.
Rules for guests
Guests must observe all the building rules and are also kindly asked not to disturb the other residents, avoiding noise, especially between 13:00 and 15:00 and between 23:00 and 8:00.
Complaints
Every apartment and/or holiday home offered for a stay has been duly visited and checked by Mediterranea Domus. Nevertheless, on arrival guests must check the condition of the property, the inventory and the operation of the appliances and make any complaints within 24 hours of their arrival. The repair of any faults arising during the stay is at the guests’ expense.
Mediterranea Domus, while always remaining available to guests to resolve any problems, states that it is essential for complaints to be made promptly and that for any complaint made more than 48 hours after the handover of the keys the guest will not be entitled to any kind of compensation.
Notice
Please note that the accommodation offered is not an official tourist facility such as a hotel, residence, bed & breakfast, etc., but private homes and, as such, having no standards and not being internationally recognised categories, they reflect, in their architecture and furnishings, local traditions and the personal taste of the owners. And it is precisely this particular kind of holiday that Mediterranea Domus offers: entering more deeply into the culture of the place, living for a few weeks in the same setting as a local.
To live this experience in the right way, holidaymakers must therefore not only accept, but also know how to appreciate, any differences from the environments in which they normally live. However, Mediterranea Domus, although it has selected the accommodation within a minimum and maximum quality range in which it believes that European and world citizens can find ample satisfaction, does not rule out that these differences may sometimes cause minor inconveniences which, being connected to the characteristics of the local architecture and traditions, it cannot accept as complaints.
Governing law and jurisdiction
The agreement (contract) entered into between the customer and Mediterranea Domus is governed by Italian law and is subject exclusively to the jurisdiction of the Italian courts. Any dispute arising between the parties concerning the validity, effectiveness, interpretation and/or performance of the agreement (contract) will be settled amicably and, only if such a solution is not possible, the Judicial Authority of Trapani alone will have jurisdiction.
